Mother Exchange 4 (2015) 
Not all sons love their mothers, especially when their mother is as scheming and conniving as Jacqueline (wonderfully played by Mercedes Carrera). She preys on her sweet and adorable old "friend" (Ariella Ferrara), who has just lost her husband and is in desperate need of finances. Jacqueline will stop at nothing, including bedding her friend's son, to get her greedy hands on their house! But sometimes, as we all know, payback is a bitch!
